Loan programs

Financing options for purchases, refinances, and investment

Every borrower is different. Here’s an overview of the programs we work with most. Patrick will help you compare the ones that fit your goals.

01

Conventional loans

Conventional financing is the most popular financing type. These loans are underwritten to Fannie Mae or Freddie Mac guidelines and can be used to purchase a primary residence, vacation home, or investment property.

  • Fixed-rate and adjustable-rate options
  • Primary, second home, and investment properties
  • Mortgage insurance may be required with a smaller down payment and can often be removed later, subject to guidelines
02

FHA loans

FHA loans are insured by the Federal Housing Administration, part of the U.S. Department of Housing and Urban Development (HUD). They are ideal for many first-time home buyers because of their flexible credit and down payment guidelines.

  • For primary residences
  • Flexible qualifying guidelines
  • Upfront and annual mortgage insurance premiums apply
03

VA loans

Great options for our nation’s Veterans. Loans guaranteed by the U.S. Department of Veterans Affairs help eligible Veterans, active-duty service members, and certain surviving spouses purchase or refinance a primary home, with flexible down payment options and no monthly mortgage insurance.

  • Requires a Certificate of Eligibility (we can help you request it)
  • A VA funding fee may apply unless you are exempt
  • VA purchase, cash-out, and streamline (IRRRL) refinance options
04

USDA loans

USDA Rural Development guaranteed loans help eligible buyers purchase a primary home in designated rural and some suburban areas. Eligibility depends on the property location and household income limits.

  • Property must be in a USDA-eligible area
  • Household income limits apply
  • Upfront and annual guarantee fees apply
05

First-time home buyers & down payment assistance

Buying your first home? We’ll walk you through the process and the programs available to you. Several down payment assistance options can help limit your out-of-pocket funds for qualified buyers.

  • Assistance programs have their own income, credit, and property requirements
  • Some assistance must be repaid or may carry a second lien
  • Homebuyer education may be required
06

Refinancing

A refinance replaces your current mortgage with a new one. Homeowners refinance to change their rate or term, move from an adjustable to a fixed rate, remove mortgage insurance, or take cash out of their equity. We’ll help you weigh the costs against the potential benefits.

  • Rate-and-term refinance
  • Cash-out refinance
  • FHA streamline and VA IRRRL options for eligible borrowers
07

Jumbo loans

Jumbo loans are for loan amounts above the conforming loan limits set by the Federal Housing Finance Agency. They’re often used for higher-priced homes in areas like Scottsdale, Paradise Valley, and Fountain Hills.

  • Fixed-rate and adjustable-rate options
  • Typically stronger credit, reserve, and documentation requirements
08

Home equity

From home equity lines of credit to home equity loans. Tapping your home’s equity can help fund renovations, consolidate debt, or cover other major expenses while you keep your existing first mortgage.

  • Home equity line of credit (HELOC) or fixed home equity loan
  • Your home secures the loan
